Real estate advisors in Bangalore, from first call to keys

Call us real estate advisors or consultants — the job is the same. We understand your requirement first, work only with builders who deliver, show you every project's RERA status plainly, and stay with you through negotiation, paperwork and handover. Eight services, one way of working.

01 — For people buying a home to live in

Residential property sales

We find and shortlist homes that fit your family, your commute and your budget — only from builders with an on-time record, with each project's RERA status shown plainly. You see three or four genuine options, not a stack of brochures. Before you shortlist, see the documents to check and, for homes above ₹4 crore, our luxury-home checklist.

  • A proper conversation about your routine, commute, schools and budget before we suggest anything
  • RERA registration confirmed, and the site visited by our team, before you see it
  • Price negotiation and a payment schedule tied to construction milestones

02 — For buyers and for developers

Pre-launch & new projects

Launch prices and first pick of units can be good value — but only if the project is sound. We tell you about upcoming launches only from builders with a delivery record, label anything not yet RERA-registered as pre-launch, and recommend booking only once the registration is in place. For developers, we bring qualified buyers who have already done their homework.

  • Early access to inventory and launch pricing
  • RERA registration confirmed before we recommend it
  • The builder's record of handing over on time

03 — For investors

Real estate investment guidance

If you are buying property as an asset, you need numbers, not adjectives. We look at realistic rent, likely appreciation, holding costs and how easy it will be to sell — and we tell you when a locality doesn't add up. See how we compare Whitefield and Sarjapur Road and North Bengaluru's localities.

  • Rental yield after maintenance, tax and vacancy — not just the headline figure
  • What's actually being built nearby: metro lines, roads, offices
  • A clear view of your exit in three to seven years, including capital gains tax

04 — A second opinion

Property consultation

Already found a property, or weighing up a locality or a builder? Book a one-to-one session. We look at what you have and give you a straight answer before you pay a deposit or sign anything. Choosing who to work with? Start with 10 questions to ask a property consultant.

  • A review of a project or resale property you have already shortlisted
  • A fair price per square foot, based on recent sales nearby
  • An honest view of the builder's delivery record

05 — Both sides of the table

Buyer & seller assistance

We help buyers and sellers agree a fair deal and understand exactly what they are signing. That means realistic expectations on price and timing, and agreements without one-sided clauses.

  • Negotiation support with a clear view of recent prices
  • The payment terms and timelines explained in plain English
  • Payments linked to milestones, not calendar dates

06 — On the ground

Site visit coordination

We plan the visits, come with you, and compare your shortlisted homes against the same checklist — so you judge the property, not the sales pitch. Three or four sites in a day is usually enough.

  • Visits planned so you can see several shortlisted projects in one day
  • The same checklist for every site: ceiling heights, light, ventilation, noise, parking
  • No pressure to pay a token amount on the spot

07 — Through to handover

Transaction management & deal closure

Paperwork is where good purchases go wrong. We manage it with you: the loan, the agreement, stamp duty, registration and the handover inspection — until the keys and the khata are in your name. Not sure what a khata is? Read A-khata, B-khata and e-khata explained, and see what stamp duty and registration cost.

  • Home loan paperwork, and support through the bank's own checks
  • Stamp duty, registration and the Sub-Registrar appointment
  • A snag-list walk-through at handover, and help with the khata transfer

08 — For buyers living abroad

NRI property investment assistance

Buying in Bengaluru from Dubai, London or San Francisco is very doable with the right people on the ground. We do the visits on live video, guide you through the Power of Attorney, and keep a written record of every step.

  • Live, unedited video walkthroughs at a time that suits your time zone
  • Power of Attorney drafting guidance and consulate attestation
  • NRE / NRO payments, TDS and repatriation — with a chartered accountant

Common questions

Working with us

What does a real estate advisor in Bangalore actually do?

A good one stops you buying the wrong home as often as it finds the right one. For us, that means understanding what you need before suggesting anything, shortlisting only builders with an on-time record, showing each project's RERA status plainly, visiting the site before you do, negotiating the price, and staying with you through the loan, registration and handover. We don't check title or khata ourselves, so have an independent lawyer review the documents. We'll tell you what to ask the seller for.

Is a real estate advisor different from a broker?

On paper, not really: we're registered with Karnataka RERA as a real estate agent (PRM/KA/RERA/1251/446/AG/251021/006360). The difference is how we work. We start with your requirement, not with whatever needs selling this month. Our fee is paid by the developer, so you pay us nothing, and if a project doesn't suit you, we'll still tell you to walk away.

How many projects will you shortlist for me?

Usually three or four, from builders with an on-time record and visited by our team, so your time goes into choosing, not filtering. Every one we recommend booking is RERA-registered; if we mention an upcoming launch, we label it clearly as pre-launch.

Will you ever tell me not to buy?

Yes, and often. If the builder has a poor delivery record, the project isn't RERA-registered, or it simply doesn't fit your budget, commute or timeline, we will tell you plainly.

Do you help with home loans?

Yes. We work with the major banks to get your loan pre-approved and help you through the bank's own legal and technical checks.

Do you handle resale properties as well as new launches?

Yes. For resale homes, ask the seller for the original title deeds, previous sale deeds, property tax receipts, the khata extract and, for apartments, the no-objection letter from the residents' association — and have an independent lawyer review them. We help with the rest: price, negotiation and paperwork.

Do you stay involved after I book?

Yes — until the keys and the khata are in your name. That includes the sale agreement, registration, the handover inspection and the khata transfer.
