Whitefield vs Sarjapur Road: where to buy in East Bengaluru, and the schools and projects in between
Whitefield has the metro and the resale market. Sarjapur Road has the schools and the space. Here's an honest comparison, the schools on each side, and the projects coming up on the Varthur–Sarjapur Road.

The short answer: choose Whitefield if you want an established neighbourhood with a working metro line and an active resale market. Choose Sarjapur Road if schools are your priority, you want a newer home with more space, and you're fine waiting until the early 2030s for a metro. The Varthur–Sarjapur Road that links the two is where a lot of the new launches are, and it's worth looking at closely. Wherever you buy, check whether the land falls under the GBA or a gram panchayat, and ask where the water comes from.
If you work in tech in Bengaluru, there's a good chance you've had this debate at home. Whitefield or Sarjapur Road? People often talk about them as rivals, but they're more like two stages of the same story. Whitefield grew up first. Sarjapur Road is where the city went next. Here's how we'd weigh them.
Whitefield: settled, connected, a little crowded
Whitefield has been an IT hub for more than twenty years. ITPL, the EPIP zone and Brookfield are all here, and the neighbourhood has grown up around them. There are hospitals, malls, older gated communities, and a resale market where homes actually change hands.
The big change of the last few years is the metro. The Purple Line now runs all the way to Whitefield (Kadugodi), so you can get to M.G. Road or Majestic without sitting in traffic. That alone has made a lot of buyers look at Whitefield again.
The downsides are familiar. Roads like Varthur Road and the stretch around Hope Farm Junction are slow at peak hours. New land is scarce, so new projects tend to be denser or further out. Some older buildings are showing their age.
Whitefield suits you if: you work around ITPL or can use the metro to commute, you want to move in soon, or you might need to sell in a few years.
Sarjapur Road: schools, space, and a metro that's still years away
Sarjapur Road starts at the Outer Ring Road near Wipro's headquarters and the Bellandur tech parks, then runs south-east towards Sarjapura town. Over the last decade it has become the default choice for families. The reason, more than anything, is schools. Few parts of the city have as many well-regarded schools in one place.
You also tend to get more for your money: bigger apartments, newer buildings, and more villa and township projects than you'd find in Whitefield today.
The catch is transport. The Hebbal–Sarjapur metro line (Phase 3A, the Red Line) was approved by the state in December 2024. It was still waiting for central approval in 2026, and realistic completion estimates are in the early 2030s. The Blue Line along the Outer Ring Road, due around mid-2027, will help people living near the Bellandur end of Sarjapur Road, but not those further out.
Water is the other thing to ask about. Many newer areas along Sarjapur Road rely on borewells and tankers, and the dry summer of 2024 made that very clear. Ask any project how its water is supplied, and what residents did in April and May.
Sarjapur Road suits you if: your children's school matters more than your commute, you want space and a newer home, and you're planning to stay for eight to ten years or more.
Schools along Sarjapur Road and Whitefield
This is the question families ask us most often, so here's a starting list. It isn't a ranking. Every family weighs curriculum, fees and distance differently.
Along Sarjapur Road and the Varthur–Sarjapur stretch:
- The International School Bangalore (TISB) in Dommasandra: IGCSE and IB, one of the older international schools in the city.
- Greenwood High International School: ICSE, IGCSE and IB, and a big draw for families on the Varthur–Sarjapur Road.
- Inventure Academy, near Dommasandra Circle: IB, known for small class sizes.
- Indus International School, further out on the Sarjapur–Attibele side: IB.
- Delhi Public School (DPS) East, and a number of CBSE options such as Orchids and Ryan International.
- Oakridge International School and Neev Academy, closer to the Bellandur and Outer Ring Road end.
In and around Whitefield:
- Deens Academy, Vydehi School of Excellence and Whitefield Global School: popular CBSE choices.
- Chrysalis High in Varthur, plus EuroSchool, National Public School and Bangalore International School nearby.
One tip: do the school run before you buy. Leave at 7:30 on a weekday morning and see how long the drive really takes. A school that's "five minutes away" on a Sunday can take twenty-five on a Tuesday. And admission isn't guaranteed just because you live close by, so check admission timelines early.
The road in between: Varthur–Sarjapur Road
If you draw a line from Varthur down to Dommasandra and Sarjapur, you're on the Varthur–Sarjapur Road. It runs through Gunjur, Chikkadevapura and Kachamaranahalli. You're close to Whitefield's offices on one side and to the Sarjapur Road schools on the other. That's why so many new projects have come up here.
Here are some of the projects on this stretch that buyers are asking about. We're sharing what the developers and the Karnataka RERA records say. This isn't a recommendation to buy any of them.
Mana Skanda The Right Life
A large township by Mana Projects and Skanda on the Sarjapur–Varthur Road, planned across more than 100 acres and built around children, with a lot of open space, play areas and sports facilities. The first phase is 3 and 3.5 BHK apartments in high-rise towers, and it launched in March 2025. It's registered with Karnataka RERA (PRM/KA/RERA/1251/308/PR/280324/006766). The developer is targeting handover of the first towers in December 2028, but the completion date on the RERA registration is December 2035. That gap is common in big township projects. Read the sale agreement to see which date the developer is actually committing to, and what happens if they miss it.
DSR The Address
An apartment project by DSR Group in Kachamaranahalli, Dommasandra, on about 13.7 acres, with six towers and homes from 2 to 4 BHK. It's right next to TISB, which is a big part of its appeal. It's registered with Karnataka RERA (PRM/KA/RERA/1251/308/PR/050924/006996). The target handover is December 2027, and the RERA completion date is June 2029.
NVT Codename A Life in Bloom (upcoming)
An upcoming gated villa community by NVT Quality Lifestyle in Gunjur, on the Varthur–Sarjapur Road. It's planned on about 10 acres, with roughly 104 three-storey 4 and 5 BHK villas that each have a private lift, and it's a few minutes from Greenwood High. At the time of writing, the project's RERA registration has not been issued, and the developer is only collecting expressions of interest. You can see the developer's plans on the NVT Villas Varthur website. As with any project, don't pay a booking amount until the RERA registration is in place and you've checked it yourself.
Motherland Codename 81 Degree East (upcoming)
Motherland Developers' first big project in Bengaluru: high-rise apartments on the Sarjapura–Whitefield Road, planned as ground plus 28 floors. Configurations, pricing and the RERA registration haven't been published yet. We'll update this guide when they are.

Checks that matter most in the east
- GBA or panchayat? Much of the Varthur–Sarjapur Road and the area beyond Dommasandra falls in Anekal taluk, outside GBA limits. Records there are e-Swathu, not e-khata, and the approvals come from different authorities. Our GBA update explains why this matters.
- Lakes and drains. Bellandur, Varthur and the smaller lakes around them have protected buffer zones. Check the site against the storm-water drain maps.
- Water supply. Borewell, tanker or a piped connection? Get it in writing.
- RERA dates vs target dates. Big projects often show a target date years before the date on the RERA registration. Plan your rent and loan EMIs around the RERA date.
- Pre-launch offers. Pre-launch prices can look tempting, but a project without a RERA registration can't legally take bookings. Don't hand over money on an "expression of interest" you can't get back.
So, which one?
Here's a rough rule. If you're commuting to ITPL or anywhere the Purple Line reaches, and you want to move in within a year, start in Whitefield. If you're choosing a school first and a home second, start on Sarjapur Road or the Varthur–Sarjapur stretch, and pick a project you'd be happy to live in for a decade.
