    Power of Attorney

    If you won't be in India, we guide you on a specific POA, its attestation abroad and stamping in Karnataka.

    Negotiate and agree

    Payments linked to construction progress, one-sided clauses removed, and the RERA escrow account confirmed.

  6. Step 06

    Register and hand over

    Registration at the Sub-Registrar, the handover inspection, and the khata transferred into your name.

Video site visits

See the actual home, not a sample flat

We walk you through the real unit on a live call and point the camera wherever you ask. Afterwards you get a short written report with photos and measurements.

  • Light and aspect — which way the balconies face and how much sun each room gets
  • Noise — the road outside at the busy evening hour, windows open and closed
  • Measurements — ceiling heights, room sizes and balcony depth checked against the approved plan
  • The neighbourhood — the approach road, drainage, schools, shops and the nearest metro

A plain summary of the rules most NRI buyers ask about. Rules and rates change, so we confirm the details for your situation with a chartered accountant before you commit.

What can NRIs buy in India?

NRIs and OCI cardholders can buy residential and commercial property in India without special permission from the Reserve Bank of India.

They cannot buy agricultural land, plantation property or farmhouses — except by inheritance.

Which account can I pay from?

Payment must come through normal banking channels: money sent from abroad, or funds in your NRE, NRO or FCNR account. It cannot be paid in cash or foreign currency notes.

Can I take the money back out if I sell?

If you paid from abroad or from an NRE / FCNR account, you can usually repatriate the original amount for up to two residential properties.

Sale proceeds from an NRO account can be repatriated up to USD 1 million per financial year, with Forms 15CA and 15CB certified by a chartered accountant.

How does a Power of Attorney work?

A specific POA lets someone you trust sign the sale agreement, the sale deed and appear at the Sub-Registrar — for one named property only. It is safer than a general POA.

If signed abroad, it must be attested at the Indian embassy or consulate (or apostilled), then stamped in Karnataka within three months of arriving in India.

What TDS applies?

Buying from a resident seller: you deduct 1% TDS when the price is ₹50 lakh or more.

Buying from an NRI seller: you must deduct TDS on the seller's capital gains at a much higher rate, unless the seller has a lower-deduction certificate from the Income Tax Department.

NRI buyers ask us

Do I need to be in India to buy?

No. With a specific Power of Attorney, someone you trust can sign and register on your behalf. Many of our NRI clients complete the whole purchase from abroad.

Do I need a PAN card?

Yes. A PAN is required to register a property purchase in India and for most payments. If you don't have one, we can help you apply.

How do the video site visits work?

We go to the site and walk you through the actual unit on a live video call — not a showroom or a sample flat. We show the view, the light, the corridor, the street outside and anything you ask to see, and follow up with a written report.

How quickly will you reply?

We usually reply within a few hours during Indian working hours, and WhatsApp messages sent overnight are answered the next morning.

Can you manage the property after I buy?
