Pre-launch & new projects

Launch prices and first pick of units can be good value — but only if the project is sound. We check the land title, the approvals and the RERA registration before we put any new launch in front of a buyer. For developers, we bring qualified buyers who have already done their homework.

06 — On the ground

Site visit coordination

We plan the visits, come with you, and compare your shortlisted homes against the same checklist — so you judge the property, not the sales pitch. Three or four sites in a day is usually enough.

07 — Through to handover

Transaction management & deal closure

Paperwork is where good purchases go wrong. We manage it with you: the loan, the agreement, stamp duty, registration and the handover inspection — until the keys and the khata are in your name.

Common questions

Working with us

How many projects will you shortlist for me?

Usually three or four. Every one of them will already have passed our title, encumbrance and approval checks, so your time goes into choosing — not filtering.

Will you ever tell me not to buy?

Yes, and often. If the layout isn't approved, the title chain has gaps, the site is inside a storm-water drain (rajakaluve) buffer or there is a pending court case, we will advise you against it in writing.

Do you help with home loans?

Yes. We work with the major banks to get your loan pre-approved and help with the bank's legal and technical checks. We also read the tripartite agreement to make sure disbursements follow real construction progress.

Do you handle resale properties as well as new launches?

Yes. For resale homes we check the original title deeds, previous sale deeds, property tax receipts, the khata extract and, for apartments, the no-objection letter from the residents' association.

Do you stay involved after I book?

Yes — until the keys and the khata are in your name. That includes the sale agreement, registration, the handover inspection and the khata transfer.
